摘要： 20世纪90年代以来，我国

的城市化发展速度越来越快，房地产业成为我国的支柱性产业，旧住宅区的更新改造对城市建设、经济发展及提高人民居住水平至关重要，关系到我国的全面建设小康社会和现代化的发展。新中国成立初期和改革开放时期，为解决日益膨胀的人口问题和加快国家经济发展，大量修建了住宅，随着时间的推移，社会的进步、经济的发展，人民生活水平的提高，这些老旧住宅的不论是在物质上还是功能上，不论是居住模式还是居住环境上都已经满足不了人民新的需求，并且影响城市的整体面貌。为了改善居民的居住环境，就必须更新改造这些老旧住宅。当前，我们已经对部分旧住宅区进行了大规模改造和小规模更新方式，从这些改造中，我们解决了部分问题，例如一定程度上改善了居民的居住环境、提高了居民的满意度等等；但同时也存在很多问题，例如破坏了很多的物质文化遗产、破坏了居住区的人文环境、制造了很多的建筑垃圾等等。这些问题急需得到很好地解决，如何维护旧住宅区更新改造中的环境建设问题成为很重要的课题。本文通过了解其更新改造过程中的一些确定性及不确定的因素，发现我国旧住宅区更新改造存在的问题和解决办法，以促进我国城市化进程更加顺利、更加稳定。

Abstract： Since the 1990s,with increasingly rapid pace of urbanization in China, the real estate industry become a pillar industry of China, it`s essential to renovate old residential in Urban Construction, Economic development and the improvement of people's living standards. And it`s related to Overall Construction of Comparatively Well-off Society and Modernization development. In Early New China and the period of reform and opening up, our country built a large number of residential to solve the problem of the expanding urban population and accelerate the country's economic development. With the passage of time, The progress of society, development of Economics and the improvement of People's living standards, these old houses, whether in material or function, whether in living mode or living environment have been unable to meet people`s new demands. Currently, we have carried out a large scale renovation and a small scale renewing. From these transformation, we have solved part of the problem, such as improving people`s living conditions and increasing residents' satisfaction, etc. But there are also many problems such as damage a lot of Cultural heritage, destroy human environment of residential area and produce a lot of building garbage, etc. These issues need to be resolved perfectly, and how to maintain old residential environment problem which is in renovation has become a very important issue. In this paper we found the problems in the renovation of old residential areas and the way to solve these problem to promote the urbanization process smoother and more stable in our country by understanding some certainty and uncertain factors of its renovation process.
